This is a Full-time position in Orange, NJ posted December 17, 2019.

Established and successful employee-owned General Contractor is seeking a Project Manager to join their team to lead exciting commercial construction projects in OC and/or LA county.

Primary Function Project management of all subcontracts, purchases, scheduling, accounting, specifications, quality control, personnel, public relations, communications and billing procedures to properly, fully, and professionally represent the company and ensure the smooth completion of every project.

Typical Duties Establish and maintain positive and confident relationships with owners and owners’ representatives, as well as architects, designers, property managers, consultants and subcontractors.

Prepare and schedule work in coordination with project personnel.

Effectively supervise a staff in the day to day administration of a project.

Train and effectively supervise Assistant Project Manager and other team members.

Establish project objectives, policies, procedures and performance standards within boundaries of company policies.

Put these in a clear, concise work statement for the field staff.

Develop and administer project material and labor budgets.

Preparation and negotiation of all change orders.

Maintain all logs required to track the progress of the project.

Maintain liaison with prime client and owners to facilitate construction activities.

Investigate any potentially serious situations and implement corrective measures within company guidelines and under supervision.

Attend Progress Meetings as required.

Prepare monthly “work in progress” reports under the supervision of Owners.

Manage financial aspects of contracts (material buyout and purchasing, progress billing, rental equipment, income/expenses) in order to protect the company’s interest and simultaneously maintain a good relationship with the client.

Review any documentation prepared by the Assistant Project Manager before submission to others.

Assume additional responsibilities as directed by Owners.

Skills, Knowledge, Qualifications & Experience Must be a business-oriented person.

Must be able to apply innovative and effective management techniques to maximize employee performance.

Computer literate, especially in Microsoft Office programs (Excel, Word, Project) and project management software.

Superior communication and interpersonal skills.

Must be committed to working in a team atmosphere.

5+ years experience, with a proven track record.
